  Step 1 - I will conduct a complimentary Market Analysis of your property. The basis for the Market Analysis is a comparison of three similar properties that have sold in the last six to twelve months. After making adjustments for improvements and amenities I will present the Market Analysis for your review.

Step 2 - I will implement the following aggressive Marketing Plan:

  • Advertising through multiple medias including the Multiple Listing Service (MLS) Database, classified ads, electronic billboards, Lincoln Real Estate Guide and Cable Channel 2 in order to give your property maximum exposure.
  • Online advertising on www.HomeRealEstate.com and www.Your-New-House.com.
  • A For Sale Sign will be placed on your property displaying my telephone number so I will receive phone calls for buyer pre-qualification. I am available 24 hours a day, 7 days a week.
  • Open Houses will be held and full color flyers designed especially for your property will be distributed to prospective buyers.
  • Your property will be shown to Home Real Estate agents on our weekly agents' tour.
  • Bonus - Home Warranty Coverage is available to you through American Home Shield.
Step 3 - As your Realtor, I will present submitted Purchase Agreements and represent you in all negotiations. It is important to me to obtain the best possible offer for your property. With every written offer, I will provide you with an estimate of the proceeds you will receive upon the sale of your property.
Step 4 - From the acceptance of the offer to "close" I will do everything I can to assist you. This includes working with the buyer's lender, the title company and inspection companies to ensure the sale of your property is a smooth transaction.
